Corner Table Restaurants Brings Together The Smith and Parla in 17,000-Square-Feet on West 41st Street, Anchoring 42BELOW’s Burgeoning Food Scene

New York, NY, Sept. 04, 2026 (GLOBE NEWSWIRE) --  Corner Table Restaurants announces the long term lease signing for approximately 17,000-square-feet at 582 Seventh Avenue. Corner Table Restaurants, creators of one of New York City’s most beloved restaurant brands, will debut a multi-story location of The Smith and the first-ever slice shop edition of its UWS pizza restaurant, Parla.

Slated to debut in the first quarter of 2028, the two-story destination, which will seat approximately 300, marks a major investment in Manhattan's rapidly evolving 42BELOW neighborhood, the growing mixed-use corridor in Midtown South that stretches roughly from 42nd Street to 30th Street, and from Fifth to Eighth Avenues.

This lease underscores the area’s emergence as one of the city's most exciting new dining and lifestyle hubs - and the fastest growing. Data from Live XYZ, a mapping and analytics firm that tracks more than 160,000 storefronts and public-facing spaces across New York City, reports that 42BELOW’s food and drinks scene is growing more than twice as fast as Manhattan overall. Specifically, over the past two years, 42BELOW’s food, drink, and restaurant category has grown at 15.3% vs. 6.8% for Manhattan overall.

The Smith, founded in 2007 with its first location in the East Village, today has four restaurants in New York City and is known for its signature American brasserie fare, creative cocktails, energetic brunch and warm hospitality. Its sister restaurant, Parla, opened on the Upper West Side in 2023 as an all day neighborhood spot for pizza and cocktails. The new venue will bring together these restaurants for the first time and include a vibrant bar area and multiple private dining and event spaces.

"This lease signing is really the exciting culmination of a shift already well underway in the area," said Patrick A. Smith, Vice Chairman, Retail Brokerage at JLL, “Namely, that top restaurants and innovative F&B concepts have been steadily establishing footholds in 42BELOW. Corner Table saw a huge opportunity in this burgeoning neighborhood and knew The Smith and Parla would be coveted additions, bookending the 42nd Street - 30th Street corridor, and serving the area’s growing resident population along with office workers, tourists and commuters.”

The opening of this NYC favorite and pizza concept reflects the remarkable transformation underway across 42BELOW,” says Andrew Rigie, Executive Director of New York City Hospitality Alliance. He notes that they will anchor a new generation of acclaimed restaurants, hospitality concepts, cultural venues, and creative businesses redefining Midtown South “as one of Manhattan's most exciting live-work-play areas.”

“Both The Smith and Parla were restaurants first founded and inspired by the vibrancy of New York City. We’re excited to be able to bring them to this iconic location,” said Jeffrey Lefcourt, Founder and CEO of Corner Table Restaurants. “What The Smith and Parla share is a focus on warm hospitality, whether you want to grab drinks at the bar, bring in friends or family for a night out, or just stop in for a slice on the go. Being a part of the fabric of the neighborhood and making people happy is what we do best.”

“Corner Table’s track record and broad appeal make them an ideal anchor for the building’s retail offering and a meaningful addition to the neighborhood’s culinary landscape,” stated Whitney Arcaro, Executive Vice President, RXR. JLL and RXR represented ownership on the leasing transaction.
